Orlando's performing arts center and its Broadway house
The Dr. Phillips Center for the Performing Arts is the downtown Orlando arts complex on two city blocks along Orange and Magnolia Avenues. When a ticket reads "Dr. Phillips Center – Walt Disney Theater," it means the center's largest room: a 2,700-seat hall that hosts the Broadway touring series, concerts and comedy. For most shows the best seats are the center orchestra in rows A through O and the front rows of the mezzanine; the orchestra terrace behind them is the value choice.
The Walt Disney Theater is one of four performance spaces. Steinmetz Hall, a 1,700-seat room that converts from concert hall to theater, opened in 2022; the 300-seat Alexis & Jim Pugh Theater handles smaller shows; and Judson's Live is a cabaret room that opened in 2024. Check which room your ticket names, because the seating advice below applies to the Walt Disney Theater. The Dr. P. Phillips Foundation was the lead private donor.
Walt Disney Theater seating layout
The center's July 2026 technical specifications give the hall a maximum of 2,711 seats on three main levels.
Orchestra level: 1,328 seats
- Pit rows AAA–BBB and AA–BB: up to 76 seats on removable rows at the very front. The first two rows sit on a lift and come out when a show needs an orchestra pit or a thrust stage.
- Orchestra, rows A–O: 509 seats in left, center and right blocks.
- Orchestra Terrace, rows Q–ZZ: 743 seats in the rear part of the orchestra level, behind the front block.
Mezzanine: 580 seats
Rows A through J, plus three boxes (A, B and C) with 20 seats.
Balcony: 803 seats
Rows A through M, plus four boxes (A through D) with 28 seats. The center's venue page also lists an upper balcony; on the technical seating chart, the balcony appears as one tier of rows A through M.
Best seats for Broadway, concerts and comedy
Broadway tours
The center blocks of orchestra rows E through O put you close enough to read faces while seeing the full width of the set. The first mezzanine rows are many theatergoers' favorite for big musicals: you see choreography patterns and the stage floor, and nobody's head is in your way. The front of the orchestra terrace is a strong value: still on the orchestra level, centered, and usually in lower demand than the front block.
Concerts and comedy
For amplified shows, the orchestra center and the front of the terrace sit closest to the mix position and hear the most balanced sound. For comedy, being close matters more than the angle, so orchestra side seats are a better choice than the back of the balcony.
Seats to weigh carefully
- Pit rows AAA–BB: very close, but you look up at the stage and can lose the back of the set; at some shows these rows do not exist because the pit is in use.
- Far side seats in the orchestra: sharper angle to the stage.
- Side boxes: good for privacy, but the angle cuts off part of the stage on the near side.
- Upper balcony rows: the farthest seats; bring binoculars for a musical.
Parking, valet and transit
As of 2026, the center points Walt Disney Theater patrons to two garages:
- 77 E. Jackson Street Garage: used for the Broadway season and select shows in the Walt Disney Theater and Steinmetz Hall; clearance is 6 feet 5 inches.
- City Commons Parking Garage, 460 Boone Avenue: clearance of 8 feet, with a covered sky bridge from the third floor through CNL Center I to Orange Avenue and the arts plaza; accessible parking is here.
Prepaid parking can be bought with your ticket online or from the Darden box office up to 24 hours before the show, and passes are final sale. Valet runs on Magnolia Avenue in front of the center starting two hours before series shows and select Walt Disney Theater events. Rates change, so check the center's parking page.
For transit, LYMMO and LYNX buses stop on or near the campus, and SunRail's Church Street station is a short walk away, though SunRail does not run on weekends. The drop-off lane for cars and taxis is in front of the stage door at 155 East Anderson Street.
Arrival, bags and house rules
- Timing: the Della Phillips Grand Lobby opens 90 minutes before showtime, and theater doors open 30 minutes before. The center suggests arriving 45 minutes early to clear security and find your seat.
- Bags: bags are allowed but checked at entry; the center's Safety and Security page lists prohibited items and size rules, which can change by event.
- Food and drink: snacks and drinks bought in the lobby may go to your seat in all venues.
- Late arrival: latecomers are seated at an appropriate break, such as between songs or acts, and there are no refunds or exchanges for late arrival.
- Re-entry: varies by event, so keep your ticket and check before you step out.
The center's own guide suggests nearby restaurants and bars such as The Boheme, Solita and The Wellborn for a pre-show dinner within walking distance.
How the center was built
Orange County and the City of Orlando approved the arts center in 2007 along with a new downtown arena and improvements to Camping World Stadium. Barton Myers was the design architect, with HKS as executive architect. A slowdown in the tourist development tax split construction into two phases: the Walt Disney Theater and the Pugh Theater opened first, with a grand opening on November 6, 2014, and Steinmetz Hall opened on January 14, 2022. The total cost reached about 613 million dollars, two-thirds from public funds, largely Orange County's tourist development tax, and one-third from private gifts led by the Dr. P. Phillips Foundation.
The first Broadway production in the Walt Disney Theater was Cameron Mackintosh's new staging of The Phantom of the Opera. The Wikipedia entry has more history.
