Choosing a Titans seat in a farewell year
The strongest Titans seat at the current Nissan Stadium is a sideline seat in the lower bowl, somewhere in rows 10 through 25, close enough to feel the hits and high enough to see over the bench. If you want comfort, buy the middle-level club. If you just want to be there, the upper end zones are the most affordable way in.
Timing gives this season extra weight. This is planned as the closing year for the roofless bowl across the Cumberland from downtown. Pittsburgh visits for the last scheduled regular-season game there on January 3, 2027. Right next door, crews are finishing a covered replacement that keeps the Nissan Stadium name and targets a summer 2027 debut; the old building comes down once the team moves.
Farewell seasons tend to lift demand, especially for the finale. If one of the last home games matters to you, buy earlier than you usually would.
Sidelines, clubs and the end zones compared
Capacity today is 69,143, spread over three tiers. The bottom tier rings the field. Above it, two sideline towers carry the upper seating along with 177 suites, and that tower design leaves the high seats behind each goal line well back from the field compared with the high seats along the sides.
Lower sideline
This is where the view is best. Pick a row number between about 10 and 25 and you will look over the helmets and headsets at the bench. Rows 1 through 5 are at grass level: thrilling for warmups, frustrating once play moves to the opposite hash.
Club level
The middle level is the sweet spot between height and comfort. Indoor club access is a real benefit in September heat and December cold.
Upper sideline
The value seat for watching all 22 players. Paying a bit more for the first rows up there is worth it, since the climb to the last rows is steep and the view gets distant.
End zones
Up behind the goal posts you will find the lowest-priced tickets in the building. They get you inside for a goodbye season, but a touchdown at the opposite end looks tiny from there.
Heat, rain and where the sun lands
Nothing covers this stadium. A September kickoff at noon can feel like a sauna, and a December game can bring cold rain. On a sunny afternoon, the west half of the bowl looks east, so the sun warms your back rather than your eyes. Check the compass on the seat map before buying, and if you want shade, climb to rows tucked beneath an overhang.
For rain, bring a jacket or poncho. Umbrellas block the view of the fans behind you, and nobody thanks you for that.
The 2026 home dates with the most pull
- The finale: Pittsburgh on January 3, 2027, closes out the old building, and Steelers fans are known for buying up road seats.
- Houston: the franchise left Houston as the Oilers, so this division series carries extra bite on both sides.
- Indianapolis: the Colts are a drive up Interstate 65 away, and their fans come in force. This is the oldest rivalry in the division, dating to 1970.
- Night games: evening kickoffs make the building louder and tend to keep resale prices from slipping.
- Weekend-trip opponents: Nashville is a popular getaway, so fans of many teams pair a game with a night on Broadway, lifting demand no matter the standings.
Early games against non-division teams are usually the easiest to buy. Late in the season, prices follow the playoff race, and this year the farewell factor adds to that.
Walking over the river and other ways in
Broadway is just over the water, which makes your feet the best transportation. Pick any of the bridges from downtown to the East Bank; stadium staff point fans to the Woodland Street Bridge as the quickest.
- Parking: for the 2026 season, every on-site space for Titans games has been sold, and nothing is sold at the gate. You can buy a single-game pass ahead of time from the parking operator, or park downtown and stroll across.
- Rideshare: the nearest zones are on Crutcher Street to the south and north of the river on Gay Street, at the far end of the Woodland Street Bridge.
- Public transit: WeGo runs city buses that stop by the pedestrian bridge, plus a commuter rail line and express park-and-ride routes from the suburbs.
- Shuttles and boats: shuttle service starts roughly an hour and a half ahead of kickoff, and riverboat operators tie up a short walk from the gates.

What changes in the enclosed stadium
Ground was broken for the replacement on February 29, 2024, beside the current bowl. The price tag is reported at about 2.1 billion dollars, split among the team, the state and revenue bonds repaid through seat-license sales, stadium taxes and a hotel tax. Construction updates were still appearing on the project's site in September 2026, showing areas like the Mezz Club nearing form.
- A roof: a translucent ETFE roof (a light, light-transmitting plastic membrane) encloses the bowl, so weather stops being a factor in where you sit.
- Fewer seats: about 60,000, roughly 9,000 fewer than today, with about 170 suites.
- Seat licenses: a personal seat license (PSL) is a fee you pay once to lock in the right to hold season tickets in one particular seat. Every season-ticket account in the new building requires one, and that tends to shrink the pool of seats that end up for resale.
- Other tenants: the Tennessee State Tigers and the annual Music City Bowl will share the building.
Fewer seats and a PSL requirement generally add up to scarcer single-game tickets in the first few seasons. Big builds can run late, so think of summer 2027 as a goal rather than a promise, and watch the new stadium's project site for updates.
Oilers origins and the Music City Miracle
This club was born in Houston in 1960, one of the original AFL teams, and its Oilers captured that league's championship in each of its first two seasons, 1960 and 1961. After the 1995 season, Bud Adams said the team would relocate to Tennessee. Two temporary homes followed: Memphis's Liberty Bowl Memorial Stadium in 1997 and Vanderbilt Stadium in Nashville in 1998. The Titans name was introduced on November 14, 1998, a few months before the riverfront stadium opened in 1999.
That first year in the new building remains the high point. The Titans beat Buffalo in the Music City Miracle, a playoff kickoff return that turned on a cross-field lateral, and went on to Super Bowl XXXIV, where the Rams won 23–16 by stopping the last snap one yard from the end zone.
Division opponents in the AFC South are Houston, Indianapolis and Jacksonville. Their mascot, T-Rac, is a raccoon, Tennessee's state animal. A March 2026 rebrand brought fresh uniforms and an updated logo, both leaning on the old Oilers color scheme.
