EverBank Stadium has no roof, and early-season afternoon games are hot and humid. The field runs north to south. For an afternoon kickoff, seats on the west side face east and keep the sun at your back; seats on the east side look into it. Higher rows and seats under an overhang move into shade sooner.

  • Pick: west sideline, higher rows, for September and October day games.
  • Pick: any seat for a night kickoff, when heat stops being the main concern.

Bring sunscreen, a hat and water for any early game. The renovation's planned shade canopy is meant to solve this problem, but it is not built yet.

Three Seasons, Three Different Buying Decisions

  • 2026 in Jacksonville. Reduced capacity, construction detours and no upper deck. Two home games were relocated to London in October: the Philadelphia Eagles on October 11 at Tottenham Hotspur Stadium and the Houston Texans on October 18 at Wembley Stadium.
  • 2027 in Orlando. On March 31, 2026, NFL owners unanimously approved a one-season move to Camping World Stadium, which seats about 60,000 for football. Seat relocation and priority rules for season ticket holders come from the team.
  • 2028 back home. The renovated EverBank Stadium is planned to seat about 62,000 for the Jaguars, expandable to about 71,500 for college games, beneath a large shade canopy.

The rebuild, branded the Stadium of the Future, started in February 2025 and is reported to cost about 1.4 billion dollars. It reworks the existing riverfront stadium in place, adding a 360-degree concourse, a new energy-efficient facade and four breezeways that move air through the bowl. Large construction projects often run late, so treat 2028 as the current target rather than a fixed date.

Where Demand Peaks

Every 2026 home game benefits from the reduced supply. Some games still draw harder than others.

  • Division opponents. The Tennessee Titans, Indianapolis Colts and Houston Texans decide the AFC South race, and December meetings carry the most weight.
  • In-state visitors. The Miami Dolphins and Tampa Bay Buccaneers bring traveling fans from around Florida and a share of regional pride.

Getting Around a Stadium Under Construction

EverBank Stadium sits east of downtown Jacksonville on the St. Johns River, and the surrounding lots are where tailgating happens. Jacksonville won an NFL expansion team in 1993 and began play in 1995, the same year as the Carolina Panthers.
