Where a Heat ticket buys the most game
The best value-for-view seat at a Miami Heat game is a lower-bowl sideline seat around rows 10 to 20 at Kaseya Center. From there the whole floor opens up, plays develop in front of you and you are still inside the noise. Courtside is the famous option and the most expensive; the upper sideline, front rows, is where budget buyers should look first.

Inside the bayfront arena
Kaseya Center sits at 601 Biscayne Boulevard on Biscayne Bay and opened on December 31, 1999. It holds 19,600 for basketball. Miami-Dade County owns the building and the Heat's operating company runs it. Buyers may still see older names on maps and in conversation: American Airlines Arena, then FTX Arena from 2021 to 2023, briefly Miami-Dade Arena, and Kaseya Center since April 2023.
The seating is a lower bowl circling the court and an upper tier above it. Between them sit 2,105 club seats, 80 suites and 76 private boxes. The bay setting gives the plaza and some concourses water views, and Bayside Marketplace is a short walk away. The arena hosted the NBA Finals in 2006, 2011, 2012, 2013, 2014 and 2023.

The splurge
Courtside at a Heat game is part of the show, and the premium reflects it. If the view matters more than being seen, the lower sideline is the better use of money.
The purist
Sit on the sideline in the lower bowl, high enough to see over the benches. You will follow spacing and defense the way the broadcast does, only better.
The bargain hunter
Take the first rows of an upper sideline section. You see the full court cleanly. Pass on the top rows of the upper corners unless price is the only thing that matters.
The corner compromise
Lower corners show both baskets on a diagonal and usually cost less than midcourt. Directly behind the basket is fine for one end, but the first rows lose the far end behind the stanchion, so climb a few rows if you buy there.
The road fan
Knicks and Celtics fans often make up a visible part of the crowd. Corners and the upper level are comfortable for visiting supporters; the lower sideline near the Heat bench is the loudest home stretch on big nights.
Tourist season, rivals and White Hot nights
The NBA calendar starts with October preseason games, runs an 82-game regular season through mid-April with NBA Cup group play in November, then sends seeds seven to ten to the play-in round before playoffs that can last into June.
At Kaseya Center, demand climbs for:
- Old postseason foes. The New York Knicks, Boston Celtics, Chicago Bulls and Indiana Pacers have all met Miami in bitter playoff series. Knicks and Celtics fans travel south in force.
- Winter weekends. Late December through March is peak tourist season, and weekend dates tighten first.
- Star-led visitors. The Lakers, Warriors and other teams with national followings sell faster than average.
- Playoffs. The team's White Hot campaign asks fans to wear white to postseason games, and those tickets move within hours of a series being set.
The widest selection is usually on early-season weeknights against Western Conference teams with smaller fan bases.
Metromover, rideshare and the 10-by-6 bag rule
Transit is the least stressful approach. Ride Metrorail to Government Center, switch to the free Metromover Omni Loop and step off at Park West or Freedom Tower, both a short walk from the doors. The arena's directions page lists current routes.
Driving has become harder as nearby lots were redeveloped; the arena now steers drivers to reserved spaces at lots within walking distance. Rideshare drop-off is at Bayshore Drive and HEAT Boulevard near Gate 6. Biscayne Boulevard backs up before tipoff, especially on weekends or when Bayside has an event.
As of the 2025–26 season, bags may be no bigger than 10 by 6 by 2 inches, and on-site lockers hold anything larger.
